Set Up Fees
Full HMO Launch Package
For first-time lets or when your HMO needs a full marketing refresh
- Base Fee (up to 4 bedrooms): £695 (no VAT)
- Each additional bedroom (over 4): +£75 (no VAT)

HMO Relet Service (per room)
For replacing a tenant in an already marketed HMO
- £195 per room (no VAT)
What’s included:
- Advert relaunch for the room
- Conducting viewings
- Comprehensive tenant referencing
- Room + communal inventory
- Tenant onboarding & paperwork
Guarantor Fee: £30 (inc VAT) per guarantor
Energy Performance Certificate (EPC): from £60 (inc VAT) dependant on the size of the property
Gas Safety Certificate (annual): from £60 (inc VAT) dependant on the number of gas appliances
Electrical Installation Condition Report (EICR) : from £216 (inc VAT) (valid for 5 years) dependant on the size and location of the property
Handling Local Authority Licensing (if applicable): £50 (no VAT) not including the cost of the license

Monthly Fees
Monthly management fee: 15% (no VAT) of rent due
This includes:
- Inspection every 6 months and report via email
- Rent collection and sent to you promptly
- Arrangement of maintenance and repairs
- Attendance of maintenance appointments
- Assessment of compliance

Additional Fees
Additional property visits at the landlords request: £50 (no VAT) per visit

- Negotiate the deposit repayment based on the properties condition compared to inventory reports
Court attendance: £80 (no VAT) per hour
