Set Up Fees
Onboarding Fee: £150 (no VAT) per tenancy
This includes:
- Advertising the property across major portals
- Tenant referencing (ID checks, Right to Rent, credit checks, references)
- Property visits for compliance checks and photography
- Contract negotiation and amendments is necessary
- Arranging the signing of the tenancy agreement
- Registering the deposit with a Government authorised scheme
- Providing the tenant with necessary documents (deposit certificate, up to date How to Rent Guide, inventory report, standing order form)
- Take meter readings & inform utility supplies and local council of new billing information
Inventory Fee: £120 (no VAT) whole house or £30 (no VAT) for the bedroom only
Guarantor Fee: £30 (inc VAT) per guarantor
Energy Performance Certificate (EPC): from £60 (inc VAT) dependant on the size of the property
Gas Safety Certificate (annual): from £60 (inc VAT) dependant on the number of gas appliances
Electrical Installation Condition Report (EICR) : from £216 (inc VAT) (valid for 5 years) dependant on the size and location of the property
Handling Local Authority Licensing (if applicable): £50 (no VAT) not including the cost of the license

Monthly Fees
Monthly management fee: 15% (no VAT) of rent due
This includes:
- Inspection every 6 months and report via email
- Rent collection and sent to you promptly
- Arrangement of maintenance and repairs
- Attendance of maintenance appointments
- Assessment of compliance

Additional Fees
Additional property visits at the landlords request: £50 (no VAT) per visit
Updates to the property requested by the landlord that go above and beyond regular maintenance and repairs: POA

End Of Tenancy Fees

- Negotiate the deposit repayment based on the properties condition compared to inventory reports
Court attendance: £80 (no VAT) per hour
