We provide a comprehensive property management service for landlords, designed to maximise rental income whilst keeping your investment compliant and well-maintained. From tenant sourcing to rent collection and property upkeep, we handle all aspects of property management through a transparent fee structure. For landlords with multiple properties fees are open for negotiation

• Set Up Fees

  Onboarding Fee: £375 (no VAT)

  This includes:

  • Advertising the property across major portals.
  • Tenant referencing (ID checks, Right to Rent, credit checks, references).
  • Property visits for compliance checks and photography.
  • Inventory reports.
  • Contract negotiation and amendments if necessary.
  • Arranging the signing of the tenancy agreement.
  • Registering the deposit with a Government authorised scheme.
  • Providing the tenant with necessary documents (deposit certificate, up to date “How to Rent” guide, inventory report, standing order form).
  • Take meter readings and inform utility supplies and local council of new billing information.

  Energy Performance Certificate (EPC): from £60 (inc VAT) dependant on the size of the property.

  Gas Safety Certificate (annual): from £60 (inc VAT) dependant on the number of gas appliances.

  Electrical Installation Condition Report (EICR) : from £216 (inc VAT) (valid for 5 years) dependant on the size and location of the property.

  Guarantor Fee: £30 (inc VAT) per guarantor

  Handling Local Authority Licensing (if applicable): £50 (no VAT) not including the cost of the license.

• Monthly Fees

  Monthly management fee: 12% (no VAT) of rent due

  This includes:

  • Inspection every 6 months and report via email.
  • Rent collection and sent to you promptly.
  • Arrangement of maintenance and repairs.
  • Assessment of compliance.
  • Attendance of maintenance appointments

• Additional Fees

  Additional property visits at the landlord’s request: £50 (no VAT) per visit

  Arrangement of works to update the property that go above and beyond regular maintenance and repairs requested by landlord = POA

• End Of Tenancy Fees

  Check out: £50 (no VAT)

  This includes:

  • Negotiate the deposit repayment based on the properties condition compared to inventory reports.

  Court attendance: £80 (no VAT) per hour
