What landlords need to know about EICR certificates

Electrical safety reports are one of the easiest things for a landlord to let lapse, and one of the most expensive to get wrong. Here is what is required and when.

Every rented property in England must have a valid Electrical Installation Condition Report, renewed at least every five years.

The report must be provided to tenants within 28 days of the inspection, and to the local authority within seven days if they request it. A lapsed EICR can carry a civil penalty of up to £30,000.
